Booking Terms

• Signing the booking form or receipt of a deposit cheque, visa or paypal payment confirms acceptance of the terms and conditions set out herein and shall be binding on person(s) booking and intending to occupy the premises (or any subsequent amendments to this list).

• No rental parties who are all under age 21 will be accepted.

• Main booker/contact must be at least age 21.

• Our home is non smoking. Smoking is permitted on the patio area. Please use ashtrays provided.

General

• Stays of 5 nights or less incur an additional cleaning fee of £90.00 stg or $135.00 usd. Payments can be made here »

• The property is available for for occupation from 16.00 hours, local time.

• Departure time is 10.00 hours, local time, unless otherwise agreed with the owner or management company. Vacating after 10.00 hours may incur a charge equivalent to one day accommodation.

• Fire alarms are positioned around the property. Any tampering of these alarms will result in a deduction of £35.00 stg or $50.00 usd from your security bond.

• All local telephone calls are free, all other outgoing calls will be charged as taken.

• All bed linen and towels are provided.

Payment details

• A non-refundable deposit of £200.00 stg or $300.00 usd will be required upon booking.

• Booking will be confirmed when this payment has been received.

• Payment in full must be received 6 weeks prior to start of rental period. On receipt you shall receive full property address, lock box code and directions.

• A refundable security deposit of £165.00 stg or $250.00 usd must be made before arrival at property.

SECURITY/BREAKAGES BOND

• The property front door key must be left in its security box each time you leave the property. This is extremely important for larger parties. Loss will result in $250.00 from your security deposit.

• You will be provided with one key for the property. In the situation you lock yourself out, call our management company immediately and will allow you re-entry into the house. This will incur a small charge depending on the call out time.

• The client is responsible for any damage or breakage to the property, its contents and all inventory. Accidents do happen and if there any minor breakages we prefer our management company to be advised so they have time to replace it for the next guests usage. All damage and faults caused or found at the property must be reported to the management company at the earliest opportunity.

• The management company will check the inventory prior to and after departure and will advise of any faults. You must do same. This may include cleaning of stains, damage to walls etc.

• We retain the right to deduct from the security deposit (either in part or full) to cover breakages or non return of the key. Receipts for repairs/replacements will be provided in the event of the security deposit being taken.

• We reserve the right to pursue a quest for recompense for any and all damages caused that exceed the value of the security deposit within 14 days of being served notice of this.

• Florida has a sub tropical climate and care must be taken with food left uncovered. Spoiling contaminating food can attract insects very quickly. Any added costs for pest control seen from lack of care may be deducted from the security deposit.

SAFETY AND SECURITY

• State fire regulations require that under no circumstances may more than the maximum number of persons identified on the booking form occupy the property.

• Children must be supervised at all times whilst on the property and resort.

LIABILITY

• The owners and their agents accept no liability whatsoever for death, personal injury and or damage to persons or personal effects however caused as a result of stay at the property.

COMPLAINTS OR DISSATISFACTION

• In the unlikely event of a complaint during your stay please contact the management immediately.

• If the matter cannot be resolved, you should contact the owner in writing within 14 days from your rental period.

• If the problem has not been reported, the owner cannot accept responsibility.

CANCELLATION BY GUESTS

• In the event of a cancellation, the following conditions apply:
• 8 – 5 weeks prior to arrival date – 50% of the total charge will be taken
• Less than 5 weeks prior to arrival date – 100% of the total charge will be taken

• Failure to pay the final balance within 6 weeks prior to arrival may result in loss of the booking deposit. If we do not receive payment we will endeavour to contact the guest but if we receive no positive communication, then we reserve the right to cancel the booking and retain the deposit.

• If you have a problem please contact us as soon as possible to discuss the matter.

• We highly recommend all guests take out holiday, injury, medical and cancellation etc. insurance at time of booking.

CANCELLATION BY THE PROPERTY OWNER OR AGENT

• In the event that personal circumstances necessitate cancellation of the booking we will refund monies paid by the party (without interest, compensation or consequential loss of any kind. The management company will always seek to relocate your party in a property of similar or same booked.

• Force Majeure: The owners or their agents cannot accept responsibility or be responsible in respect of damage or changes caused by Force Majeure, e.g strikes, floods, closure of roads or other events beyond our control.

DISCLAIMER

LIABILITY – The property is privately owned and neither the owners nor the management company accept any responsibility whatsoever for personal injury, accidents or loss of damage to guests however caused.

• The owners and their agents reserve the right of entry at any time, including workers like maintenance, gardeners etc.

• Whilst all information supplied on the website and booking forms is deemed to be correct knowledge, it is understood that the information supplied is for guidance purposes only.
